How freeze-thaw breaks masonry from the inside

Together these keep the masonry dry enough that the winter freeze has little water to work on.

Timing and early action are what keep the cost down. Freeze-thaw damage compounds, so a chimney caught at the stage where the crown needs sealing and a few joints need repointing is a modest job, while the same chimney left for several more winters can reach the point where the brick is spalling widely and a section of the stack has to be rebuilt from the roofline up. The cheapest version of this problem is always the one you address before the freeze gets a real hold. An inspection in late summer or fall, before the cold sets in, is the natural time to catch a cracked crown or open joints and seal the masonry up while there is still time to do it ahead of the winter. Spotting it early is the difference between a repair and a rebuild.

Reading the early warning signs on your own chimney

You do not need to climb onto the roof to catch freeze-thaw damage in its early stages, because much of it leaves clues you can see from the ground or notice in passing. Chips and crumbs of brick or sandy bits of mortar collecting on the roof or in the gutters at the base of the chimney are a clear sign the masonry is shedding material. Brick faces that look flaky, pitted, or as though the outer skin is peeling away point to spalling already underway. White, chalky staining on the brick, which masons call efflorescence, is salt left behind as water moves through the masonry and evaporates, and it tells you water is getting in and out of the structure. And a crown you can see has cracked, even from the yard with a careful look, is an open invitation for the next rain.

Catching any of these early is what keeps a repair small, so it is worth a periodic look.
